It is important before you start your project that you are aware of the approvals that will be needed from the local authority for Planning consent and Building Regulations. I can guide you through all of these matters as we develop the Design. I will also be able to make the necessary submissions for approvals and handle negotiations with the statutory bodies.

As well as managing documentation and procedures I can manage the construction phase of the project. There are enthusiastic self builders who consider building their own home to be an interesting, worthwhile and exciting proposition. However, reality suggests a stressful journey could result. Applying for planning permission:
Unless a project falls within the scope of Permitted Development (applicable to certain minor types of building work like small conservatories, for instance), all building projects must have planning approval.
Planning permission is the responsibility of the local authority planning department which is concerned with the visual appearance of the proposed work, its height and size and whether it is sympathetic to its location, whether it will overlook neighbouring properties, its distance from the road, and whether it conforms to the local plan.
Applying for building control consent – permission to build
The Building Regulations set standards for the design and construction of buildings, primarily to ensure the safety and health for people in or around those buildings, but also for energy conservation and access to and about buildings.
Detailed drawings, including itemised notes and specifications on how the building is to be built are required. These drawings must identify the materials to be used and detail their compliance with all relevant Building Regulations and any other statutory requirements (health and safety, disabled access, structural calculations etc.).
Therefore, Building Regulations drawings are generally far more detailed than the drawings and design information required for planning approval.
